How the dates are worked out

Gas safety

The check is annual. HSE’s guidance lets it be done up to two months before the deadline while keeping the original deadline, so a check on 15 January against a 1 March deadline makes the next deadline 1 March the following year. Done more than two months early, the new deadline runs 12 months from the check itself. Existing tenants get a copy of the record within 28 days, and new tenants before they move in.

EICR

In England’s private rented sector, the installation is inspected and tested at least every five years, or sooner if the last report says so. That’s why the calculator asks what the report says rather than assuming five years. Tenants get a copy within 28 days of the inspection, and any remedial or further investigative work is done within 28 days, or sooner if the report says so.

PAT

There’s no fixed legal interval for portable appliance testing. HSE says it depends on the type of equipment and where it’s used, so the right date is the interval agreed at the last test. There’s more on typical intervals in how often PAT testing is needed.

Tracking more than a few?

The free certificate renewal tracker is a spreadsheet that does the same for a whole list of properties and flags what’s overdue or due within 60 days. If you’d rather the reminders went out on their own, see what we build for heating firms and electrical contractors.
